About the property

The Chuan Park is a 99-year leasehold condominium under construction at 244 Lorong Chuan in District 19, redeveloped from the former Chuan Park estate. Vacant possession is expected in Q3 2028. The layouts we currently hold run from a 829 sqft two-bedroom to a 1,260 sqft three-bedroom.

The single fact that decides this project for most buyers: Lorong Chuan station is about a minute on foot. Across every condominium we market, nothing is closer to an MRT station. If you are buying proximity to rail, this is the shortest walk on our list.

The Chuan Park at a glance

  • Address: 244 Lorong Chuan, Singapore 556745 (District 19)
  • Tenure: 99-year leasehold
  • Expected TOP: Q3 2028
  • Layouts held: 2 and 3 bedrooms, 829 to 1,260 sqft
  • Entry price: $2,026,130
  • Nearest MRT: Lorong Chuan, Circle Line, about 1 minute on foot

The price per square foot, worked

$2,026,130 divided by 829 sqft is $2,444 per square foot. Every psf figure on this site is worked out the same way, price divided by floor area, so it compares directly with anything else we publish.

Across the 32 condominium listings where we publish both a price and a floor area, the median works out at $2,780 per square foot. This sits below the middle of our own list. The layout table below this description carries the current price for each layout we hold.

The location argument, stated plainly

A one-minute walk to a station is the substance of the case here, and it is a real one. Lorong Chuan sits on the Circle Line, which reaches Bishan for the North South Line, Serangoon for the North East Line, and Paya Lebar for the East West Line without a change to the city centre first. For a commuter, that is a genuinely useful position on the network.

The trade-off is that Lorong Chuan is a quiet residential pocket rather than a retail one. NEX at Serangoon is the nearest large mall and it is a train stop away, not a walk. The neighbourhood is established and low-rise, which is part of the appeal, but it is not a precinct with everything at the gate.

Who this project tends to suit

  • Commuters who want the station, not a station-ish distance. A minute means a minute. Most projects advertising MRT access are five to ten.
  • Buyers in the two- to three-bedroom bracket who want a new-build in an established estate rather than a new town.
  • Landlords letting to tenants who commute by rail. The walk is the letting argument.

Who should probably look elsewhere

  • If you need a home now. This completes in 2028. A resale unit in Serangoon or Bishan gives you the actual unit today.
  • If you want retail and dining at the gate. Lorong Chuan is residential. That is a feature for some buyers and a drawback for others.
  • If freehold matters to you on principle. This is a 99-year lease. We market freehold options elsewhere in the north, including Artisan 8 in District 20.

How it compares with the other northern launches we handle

Two other projects in the northern corridor complete in the same window. Artisan 8 at Sin Ming Road is freehold, completing Q4 2028, from $2,417,000 at $2,362 psf, about four minutes from Upper Thomson. Lentor Gardens Residences is 99-year, completing Q1 2029, from $1,553,000. Chuan Park is the one with the station on the doorstep; Artisan 8 is the freehold option; Lentor Gardens has the lowest entry price of the three.

Before you decide

Run the purchase costs before you view rather than after. Condo buying costs in Singapore sets out stamp duty, loan limits and the progressive payment schedule with the official source for each.
