HillV2 and The Rail Mall cover day-to-day retail and dining. Hillview station on the Downtown Line runs directly into Bugis and the Marina Bay financial district without a change.

The honest caveat is that this is a green, quiet, outer-region address. It is nine minutes on foot to the station and a genuine commute to the CBD. That is the reason the rates are what they are.

• Families who want space and greenery and are willing to trade centrality for both.
• Four-bedroom buyers specifically. That layout is the lowest rate in the project by a clear margin.
• Buyers on the Downtown Line who work in the Bugis, Chinatown or Marina Bay stretch.

• If you want a central address. This is District 23. River Green and Zyon Grand sit in the River Valley precinct instead, at materially higher rates.
