The pricing pattern most buyers miss here
At most developments the rate per square foot falls as units get larger. At Promenade Peak it does the opposite, and it does so consistently:

Two minutes to Great World station is the substance of the case, and the Thomson-East Coast Line is a useful one to be on: it runs through Orchard, Marina Bay and Shenton Way without a change. Great World City is at the station, so the everyday retail question is answered at the door rather than a drive away.
The trade-off is that this is a dense, tall, city-fringe address. A 63-storey tower is not a low-rise enclave, and River Valley is busy. That suits people who want to be in the middle of things and does not suit people who want quiet.
Who this project tends to suit
- Buyers who want city-fringe with rail at the door. Two minutes is genuinely two minutes.
- Landlords letting to professionals in the CBD, Marina Bay or Orchard. The one- and two-bedroom layouts are what that pool rents.
- Buyers who want height and view and are willing to pay the rate for it. The pricing above says plainly what that costs.
Who should probably look elsewhere
- If you want the best rate per square foot on a large unit. Here, larger costs more per foot, not less. Several projects we market run the other way.
