Each figure is that layout's own price divided by its own floor area. The jump from one bedroom to two costs about $4,197 for each additional square foot, well above the one-bedroom's own rate. The jump from two bedrooms to three costs about $3,569 a foot — effectively the same rate as the rest of the home.

In plain terms: at River Green the second bedroom is the expensive one and the third is not. If you are choosing between the two-bedroom and the three-bedroom, the extra 269 square feet are being sold to you at the building's ordinary rate.

Two minutes to the station is the other number that matters

Great World station on the Thomson–East Coast Line is about a two-minute walk. Across the condominiums we currently market, only Chuan Park is shorter, at one minute; the middle figure across the book is six minutes. On the TEL, Orchard is two stops and Marina Bay is a short run in the other direction.

The location argument, stated plainly

River Valley Green sits between the Singapore River and Great World. Great World City is at the station, Robertson Quay's restaurants are along the river, Fort Canning Park is walkable, and Orchard Road is two stops away. The Central Expressway handles the driving.

The honest caveat is size. The largest layout in the project is 872 square feet. This is a development of one, two and three-bedroom homes on compact footprints — not a family-sized building.

Who this project tends to suit

• Buyers who want to be on top of an MRT station in a central district and will pay for it.
• Couples and small households who do not need more than three compact bedrooms.
• Three-bedroom buyers. That layout is where the pricing structure is most favourable inside this project.

Who should probably look elsewhere

• If you need real family space. Nothing here exceeds 872 sqft. Zyon Grand nearby runs to 2,756 sqft, and Sora to 1,679 sqft at a much lower rate.
• If rate per square foot is your main test. All three layouts sit well above our book median.
