The Robertson Opus
About the property
The Robertson Opus is a 999-year leasehold condominium under construction at 11 Unity Street in District 9, in the Robertson Quay and River Valley stretch beside the Singapore River. Completion is expected Q2 2030. Layouts run from a 431 sqft suite to a 990 sqft three-bedroom.
This page is maintained by the Finest SRI team from the developer's unit chart. Two things about this listing are worth stating before anything else.
999 years is not 99 years
Most new stock in this part of District 9 is sold on a 99-year lease. The Robertson Opus is on a 999-year lease, which in practice behaves much like freehold for financing, for resale and for how the lease is treated over a normal holding period. If tenure is part of your decision, that is the single biggest difference between this listing and the projects immediately around it.
The two-bedroom carries the highest rate; the step to three bedrooms is the lowest in the chart
- Suite, 1 bed, 431 sqft, from $1,388,000 — $3,220 psf
- 1 bedroom, 495 sqft, from $1,634,000 — $3,301 psf
- 2 bedroom, 721 sqft, from $2,485,000 — $3,447 psf
- 3 bedroom, 990 sqft, from $3,221,000 — $3,254 psf
Each figure is that layout's own price divided by its own floor area. The rate climbs from the suite through the two-bedroom, then falls back at three bedrooms. The two-bedroom is 5.9 per cent above the three-bedroom despite being 269 square feet smaller.
In cash terms, moving from the two-bedroom to the three-bedroom costs $736,000 for those 269 square feet — about $2,736 for each additional square foot, which is below every rate in the chart. Moving from the suite to the one-bedroom costs about $3,844 a foot, which is above every rate in the chart. The suite and the three-bedroom are where the pricing works in the buyer's favour; the one and two-bedroom are where it does not.
Across the 32 condominium listings on our books that publish both a price and a floor area, the middle rate is about $2,780 per square foot. Every Robertson Opus layout is above that. This is a riverside District 9 address on a 999-year lease, and the chart reflects both.
The Robertson Opus at a glance
- Address: 11 Unity Street, Singapore 237995 (District 9)
- Tenure: 999-year leasehold
- Expected TOP: Q2 2030
- Layouts available: suites, 1, 2 and 3 bedrooms, 431 to 990 sqft
- Entry price: $1,388,000 for the suite

The location argument, stated plainly
Unity Street runs off Mohamed Sultan Road, a short walk from the Robertson Quay riverfront. Restaurants and cafes are on the doorstep, Clarke Quay is along the river, Fort Canning Park is walkable, and Orchard Road is a short ride. Fort Canning, Great World and Havelock stations are all within reach, which puts both the Downtown Line and the Thomson–East Coast Line in play.
The honest caveat is that Robertson Quay is a nightlife and dining precinct. That is the reason many people want to live there, and it is also the reason some should not. Weekend evenings are busy.
Who this project tends to suit
- Buyers who want near-freehold tenure in District 9 and are treating the 999-year lease as the deciding factor.
- City professionals and couples who want to walk to dinner rather than drive to it.
- Suite and three-bedroom buyers. Those two layouts are where the rate structure is most favourable inside this project.
Who should probably look elsewhere
- If you need family space. The largest layout is 990 sqft. Zyon Grand runs to 2,756 sqft in the same broad precinct.
- If rate per square foot is your main test. Everything here is above our book median. Artisan 8 is freehold at under $2,650 psf, in District 20.
- If you want quiet at weekends. This is Robertson Quay.
- If you need a home before 2030. Completion is Q2 2030.
