Each figure is that layout's own price divided by its own floor area. The one, two and four-bedroom sit in a band of just $81 per square foot — a spread of 3 per cent across a threefold difference in size. Most projects charge a clear premium or discount as units get larger. This one does not, until the Sky Suite, which is 42 per cent above the two-bedroom rate.

The practical effect is that stepping from the two-bedroom to the four-bedroom costs about $2,773 for each additional square foot — essentially the same rate you are already paying. You are buying floor area at the building's own price rather than at a premium.

A District 1 address at close to our book median rate

Across the 32 condominium listings on our books that publish both a price and a floor area, the middle rate is about $2,780 per square foot. Union Square's two-bedroom sits 2.8 per cent below that figure and the four-bedroom 1.5 per cent below; the one-bedroom is within a few dollars of it. For an address in District 1 beside the Singapore River, that is worth pausing on — and it is the one number we would want a buyer to check for themselves against the current chart before viewing.

The location argument, stated plainly

Havelock Road sits between Chinatown, Clarke Quay and the river. Clarke Quay station on the North East Line is about four minutes away, with Chinatown and Havelock stations also within reach, and Raffles Place and Marina Bay are a short ride or a walk along the river. Restaurants, the Singapore River promenade and the civic district are all on the doorstep.

The honest caveat is that District 1 is a working and visiting district. Everyday amenities like large supermarkets and the school catchment are thinner here than in a residential estate, and the riverside is busy in the evenings.
