The second-largest cheque on our list, at a below-median rate
Across the 32 condominium listings on our books that publish both a price and a floor area, the middle rate is about $2,780 per square foot. This apartment is at $2,581 — about 7 per cent below that figure, while carrying the second-highest total price of the 32.
Both things are true because of the size. At 6,200 square feet this is one of the largest apartments we market anywhere, and by some distance the largest inside the Central Business District. Big floor areas usually attract a premium rate; this one does not.
The practical reading: if you are buying floor area in the CBD, this is a materially different proposition from the smaller high-rate stock around it. If you are buying a $16 million cheque, you should still be clear about what makes this particular apartment worth it to you, and we would rather walk you round it than argue it on a page.
Six bathrooms for four bedrooms
That ratio is worth noticing. It usually means an apartment designed with a powder room, separate helper accommodation and en-suites throughout — a layout built for a household that entertains and has live-in help, rather than a scaled-up family flat. Come and see how the space is actually divided before you form a view from the floor plan.

The location argument, stated plainly
Shenton Way is the spine of the financial district. Tanjong Pagar, Raffles Place, Marina Bay Financial Centre and Guoco Tower are all within walking distance, and Shenton Way station on the Thomson–East Coast Line is about four minutes on foot, which puts Orchard and the East Coast on a direct line.
The honest caveat is the same one that applies to any CBD address. It is busy on weekdays and quiet at weekends, everyday amenities are thinner than in a residential estate, and there is no primary school in the usual priority distance. This is a home for people whose life is centred on the city, not adjacent to it.
Who this unit tends to suit
- Buyers who want genuine scale in the CBD. 6,200 sqft in District 1 is not something you find often.
- Households that entertain and need the layout that six bathrooms implies.
- Buyers who want a completed apartment they can view rather than a floor plan.
Who should probably look elsewhere
- If you want a new building. This one completed in 2017. Newport Residences is freehold new stock in the same district.
- If you want a residential neighbourhood. Shenton Way is not one.
- If freehold matters to you. This is a 99-year lease that began before completion; ask us for the remaining term.
- If you do not need the space. At this size the total price is what it is, however reasonable the rate.
