Buying industrial property in Singapore

Industrial space is zoned B1 or B2. B1 covers light industry — clean manufacturing, assembly, workshops and logistics support — with a smaller nuisance buffer. B2 covers general and heavier industry, with a larger buffer and typically higher power supply and floor loading. The zone decides what you can lawfully do in the unit, so it is the first thing to check, not the last.

What to check

  • Zoning and permitted use, and whether your intended trade fits it.
  • Floor loading, ceiling height, power supply and loading or ramp access.
  • Tenure and lessor. JTC-leased space carries its own eligibility and use conditions, and assignment is not automatic.
  • Remaining lease. A short remaining tenure affects both financing and resale.
  • Seller's Stamp Duty applies to industrial property sold within three years of purchase.

How it is taxed

Additional Buyer's Stamp Duty does not apply to industrial property. Buyer's Stamp Duty does, and GST may apply where the seller is GST-registered. Foreigners and companies may buy, subject to the lessor's own conditions on leasehold estates.
