Buying a landed home in Singapore
Landed housing is the smallest part of Singapore's private housing stock, and the part where no two properties are alike. Terrace, semi-detached, detached and Good Class Bungalow all sit under the same heading, but they differ in land size, in what you are allowed to build, and in who is allowed to buy them.
The main types
- Terrace — a row house sharing both party walls. Inter-terrace sits mid-row; corner terrace has one open side and often room to extend.
- Semi-detached — one shared party wall, open on the other three sides.
- Detached house or bungalow — standalone on its own plot.
- Good Class Bungalow — the most tightly controlled category, sited in one of the 39 gazetted GCB Areas on a large plot, with strict limits on height and site coverage. See the Good Class Bungalows we are marketing.
- Strata landed — a house inside a development with shared facilities and a management corporation.

Who can buy
Landed residential property is restricted under the Residential Property Act. Singapore citizens may buy freely; permanent residents and foreigners generally need approval from the Singapore Land Authority, and approval is not automatic. Sentosa Cove is treated differently from the mainland. If you are not a citizen, settle your eligibility before you fall in love with a house.
What to look at on site
- Land area against built-up area. The land holds the value; the building can be changed.
- Plot shape, frontage and levels. A regular, wide plot is far easier to rebuild on than a long, narrow or sloping one.
- The planning envelope: how many storeys, what setbacks and what site coverage the plot allows.
- Tenure — freehold, 999-year and 99-year plots all trade differently.
- Whether the house is worth keeping, or whether you are really buying land and paying to demolish.
