The one-north location argument, stated plainly
Hudson Place Residences is a workplace-adjacency project before it is a transport-adjacency one. That distinction decides whether it suits you.
The site sits inside one-north, the research and media district that houses Biopolis, Fusionopolis and Mediapolis, and it is within a short drive or bus ride of the National University of Singapore, NUS High School, Singapore Polytechnic, Mapletree Business City and Singapore Science Park. For someone whose working life is in that corridor, the daily commute is measured in minutes rather than train stops. That is the substance of the case for the address, and it is a real one.
The trade-off is that the walk to one-north MRT is roughly eight minutes rather than the two or three that a station-doorstep project offers, and Media Circle is a working precinct rather than a mature residential neighbourhood. There is no large shopping centre at the gate. The Star Vista, Rochester Mall and Holland Village are all nearby, but each is a short journey rather than a stroll. Kent Ridge Park and the Rail Corridor are the green spaces within reach.
By road, the Ayer Rajah Expressway and West Coast Highway put the CBD, Marina Bay, HarbourFront and the Jurong Lake District within a straightforward drive.

Who this project tends to suit
- Buyers who work in one-north, at NUS, Science Park or Mapletree Business City, and want to shorten the commute rather than the walk to a station.
- Landlords letting to the professional and academic tenant pool those employers generate. The two-bedroom and two-bedroom-plus-study layouts at 646 and 689 sqft are the units that pool typically rents.
- Buyers who want a new-build 99-year home in the west and are comfortable waiting until 2029 for keys.
Who should probably look elsewhere
It is more useful to say this than to leave it out.
- If you need a home now, this one completes in 2029. A resale condominium in Clementi, Queenstown or Pasir Panjang gives you the actual unit, the actual view and the actual neighbours today.
- If MRT-doorstep access is the thing you are buying, eight minutes on foot will not satisfy that, and there are projects that will.
- If you want an established residential neighbourhood with heartland amenities at the gate, Media Circle is not that yet, and the surrounding masterplan is still being built out.
- If freehold matters to you on principle, this is a 99-year lease. We market freehold options in the same district, including The Hillshore.
How it compares with the other District 5 launches we handle
We market three new developments in District 5, which makes a like-for-like comparison straightforward. The table below the unit list sets them side by side. In short: ELTA has the lowest entry price of the three and completes soonest; The Hillshore is the freehold option and the smallest project of the three; Hudson Place Residences is the one sitting inside the one-north employment cluster, with the longest wait to completion.
